Buyer Representation changes by Law

Effective August 17, 2024, which is only a few days away, the Real Estate industry is going to experience a couple MAJOR changes. One change effects REALTORS, the other effects the PUBLIC. These changes are REQUIRED and set forth by the National Association of Realtors and as a member, all REALTORS are required to follow them. **Please, I urge you to not be swayed by articles or media with false information, reach out to your local REALTOR whom you trust and get the facts. **

As of August 17, 2024 in order for a buyer to see ANY RESIDENTIAL PROPERTY (1-4 units), ANYWHERE, ANYTIME, IN ANY STATE, IN ANY TOWN, they must have a signed BUYER AGENCY AGREEMENT. It can be exclusive or non-exclusive but it must be signed. This means your agent, whom you want to represent you and your best interest, must have a signed agreement with you. If you are working with a Buyers Agent who does NOT require you to sign something prior to viewing a home, they are not in compliance and can face fines and discipline. This change makes it that much more important that you select the correct REALTOR who follows the changes, is transparent with you in how their services will be compensated and remains a fiduciary to you throughout the buying process so you can know that YOUR BEST INTEREST is in mind.
